The land is identified as an important site within the Bonnington Development Brief which provides a framework for major redevelopment to this part of the city. The role of the brief is to guide an appropriate mix of uses, that includes: new homes, flexible small business space, whilst providing a coherent design for the entire area. The development is bound to the north by the Water of Leith with a mix of recently consented / developed residential development and existing commercial within close proximity. There are excellent connections to the existing public transport network in the area and the Pilrig Park can be found to the south.

The site was granted planning permission in principle in 2018.
